IREO Ludhiana Sales & Marketing Office

We have entered 21st Century and the definitions of design are consistently questioning itself with respect to the role of technology in shaping its' form and function. The major issues an architect has to address in architectural design are sustainability, identity and innovation in every aspect of design typology. The design process for the Sales and Marketing Office for a new real estate entrant was immensely interesting as it had to make its presence felt by prospective buyers of the companies actual product. As the companies promotional punch line was ...."next level of living" , the" Big Multiplier"..... the same had to be evident in the space in which deals are being initiated and finalised. With this mission in mind the design for Sales Gallery building is unique and recognizable while maintaining the importance and presence of sample villas.

Landscaped Court

First was the need to create a co-ordinated physical plan that relates the existing sample village on the site to the additional sales gallery. This was achieved on an already demarcated plot by a sequence of linked Landscape and building language that harness the exterior/ interior into a harmonious whole. The "striped" play between mass (solid building) and soft (glass elements, water forecourt and green) allow spaces to oscillate between inside and outside as they flow in or onto each other.

Each design element starts deriving from the same principle as functionally building needed to be divided in two blocks...one as sales area with display gallery and high precision interactive model and for back of house operations of office staff.

Large building spans are achieved with a dual structural system that utilizes steel and concrete construction. The building designed for a period of 12 years also required easy to de-install materials thus roofing with insulated GI sheet panels, composite sandwich panels for walls and cavity walls to minimize heat gain and optimum use of double insulated glass along 45m long west frontage become imperative choice of structural materials.

The "big blank wall" (18m x 9m ) functionally required to create dark ambient space for audio-visual interactive model presentation inside, canopy screen wall with lattice steel structure, central slicing wall between front and back of house required for display, 30 feet high single feature space... all together, referencing conventional architectural elements of modernism become a part of a structural ensemble. Exterior finishes include stone and texture paint. The walls are treated as separate planes allowing for physical material separation between walls.... the glazing are found between structural wall panels. The massing and facade hence arrived at, provide a bold play of archetypal elements of volume, light and surface.

The idea of dominance is thus conveyed by the placement of planes, related materials and patterns of lines. The guests enter the gallery via latticed steel canopy and a solid granite slab bridge across an up-stand reflective pool to be greeted by an intermediate spatial experience form otherwise plain building. To do this the angular roof lines "to drain off water" which were well hidden in the exteriors to compliment sample villas were taken to advantage inside creating gestalt composition of planes merging with walls and serves as surfaces for changeable poster display. Simple in functionality, program for the formal explorations of the Sales Gallery revolves around two parts--the public and the private.

office space designed with underlying principle that the workplace should manifest itself as a more integral and flexible part of our life rather than a separate entity of specified hours of confinement.
